The structural solution initially developed was for a steel frame with composite concrete floors all resting on a concrete podium deck. But Covid restrictions of material supply required a complete redesign to a timber frame at quite a late stage in the design development. Although the plan layout did not change a great deal of development work was required to realise the amendment.
Unusually for a commercial speculative development our client was committed to delivering a building that positively contributes to Net Zero. A great deal of thought was therefore given to the final sustainable solution. Enhanced thermal insulation throughout coupled with individual Air Source Heat Pumps for each apartment, and associated PV Cells, offer a near passive-house standard which has been greatly admired by the purchasers.
